PEMB Design/Build
Design/Build is a construction delivery method that tightly integrates the design and construction processes. Partnering with an architect at the onset of the project, CBK acts as the client’s single-point contact, from scope definition to project completion.
Particularly well suited for highly time- and budget-sensitive projects, the Design/Build method allows for both fast-track construction (construction can begin while later-stage elements are still being designed) and a significant degree of value-engineering—the process of selecting budget-conscious architectural and mechanical elements during the design and subcontractor bidding phases.
General Contracting for PEMB Process
General Contracting is traditionally associated with a Design/Bid/Build arrangement, a construction delivery method perhaps most familiar to project owners. With this method, the owner hires a design firm to produce complete construction plans and specifications before selecting a general contractor via a competitive bidding process.
This method is best suited for relatively straightforward projects not likely to require midstream design or scope changes.
